I have received a number of calls from buyers of Rimbun asking if the Rimbun units are ready and when they could have the keys to their dream homes. As far as I know the CF application have been forwarded to the relevant authorities and they are processing it! They need to check that TH as the developer have met all the necessary housing and development requirements, visit and check every single Rimbun unit for defect and safety compliance before CF is issued. But this does not mean that you could have your keys the minute CF is awarded to your house, unless you are a cash purchaser...

Let me explain, CF or Certificate of Fitness or I think there's a new term of this but I cant recall what it is at this moment.. it means that the house is fit for occupation, and we as the developer could then make our final claim to the financing houses to settle the remaining balance if any. Normally this process would take 1 or 2 months. You can expedite this but you do need to contact the loan agreement lawyer to make sure all documentation is in order and ask the financing houses to release the monies due as soon as possible.

Only once that we have full settlement we would hand over the keys. You may also need to pay quit rent, water and electricity deposit and others. Its going to be soon hopefully, I will keep you updated.

KETUA Eksekutif Kumpulan AirAsia, Datuk Seri Dr Tony Fernandes mungkin meneroka perniagaan penjagaan kesihatan pula selepas penerbangan, perhotelan, kewangan, telekomunikasi, sukan permotoran dan pendidikan. "Mungkin hospital," katanya ketika ditanya mengenai perniagaan lain yang akan diterokanya. Baru-baru ini, beliau menyertai sektor pendidikan dengan menguasai 30 peratus pegangan dalam Kuala Lumpur Education City (KLEC). Masih wujud potensi yang luas dalam industri penjagaan kesihatan memandangkan hospital swasta selalunya terlalu mahal dan hospital kerajaan mengendalikan banyak pesakit, kata Tony. "Tetapi hospital kos rendah tidak bermakna pesakit akan mendapat separuh ubat atau balutan," katanya kepada media selepas majlis pemeteraian memorandum persefahaman antara antara KLEC dan Judge Business School, University of Cambridge di Kuala Lumpur semalam. Just got news that the Single Storey Embun 20 x 70 and Double Storey Embun 22 x 70 will be on sale on the 14th of November, 2009 with special invitation to all those who have registered. The second waiting list will be called on 21st November 2009 and the public can purhase the lots by the 22nd November 2009. A Special Lauching will done on the 5th of December with fanfare to officially launch Embun, Desiran and Mercato.

Hopefully by then the public can view the ready Desiran show unit and Embun show unit.

We are launching the long awaited units this 31st october 2009. To ensure all fairness and transparency the Management has decided to use a ballot system. The launching (not exactly a launching but a chance for all registrants to purchase the units of their choice) before the official launching due for November 14 for which the remaining units will be opened to the general public.

All registrants when balloted are requested to pay a non-refundable booking of 1% of the purchase price. After 14 days, the balance of 9% is to be paid when signing the SPA. Most banks would offer a loan margin of 70 - 80 % of the purchase price and they will be present on the balloting day to give advice to potential purchasers on that day. Prices for intermediate lots starts at RM 400k. The most expensive being the 3 storey end/corner lots at RM 900k.

How to make a booking?

You have to make an initial payment of RM 1,000 for Double Storey Terrace and RM 5,000 for a Double Storey Bungalow. This can be in the form of a cheque, credit card or cash.

The developer will bear all cost pertaining the SPA, but you have to bear the cost of any charges in obtaining the bank loan, including the legal fees. Most banks offer to finance their legal fees and some will bear all legal fees costs but you will have to accept a slightly higher interest fee.

Please prepare a copy of your identification card i/c and all proof of your income and pass it to the sales person who will pass it to the bank of your choice.

Let say you have managed to secure a loan of 95% the remaining 5% (differential sum of loan amount). need to be paid to the developer in 1 month time.

We do offer up to 100% loan for those eligible with our selected panel of banks and options to pay your monthly charges after completion of the properties. Current interest rates are very attractive but not for long.... there's a lot of gossip in the market saying that there will be a increase of interest rates offered by banks by next year.
